Green Valley is a diverse active adult/retirement community located approximately 30 minutes south of Tucson. Since the late 1970's Green Valley experienced tremendous building of free standing homes and townhouses in a variety of sizes and amenities. Major builders include: Fairfield Homes, Dorn Homes, Hughes Development, Quail Creek Robson Communities and Monterey Homes.

Today Green Valley residents are represented in the Green Valley Community Coordinating Council through 60+ homeowner associations. Most HOAs have deed restrictions requiring with one occupant per home to be 55 years of age or better and no permanent occupant under 18 (grandchildren are permitted to visit). The community is also served by Green Valley Recreation Centers (GVR). Today, GVR includes twelve recreation centers with heated swimming pools/spas, fitness centers, tennis & shuffleboard courts, billards, ceramics and wood workshops and numerous special interest and educational opportunities. 

Green Valley is approximately 7 miles long and 1 mile wide straddling I-19 with a year round population of 25,000, swelling to 35,000 during the balmy Arizona winter months. We're away from the traffic and hustle of the city. Green Valley appeals to those who enjoy small-town living but still want to be close to big city amenities. 

Southwest, Sante Fe, Contemporary or Territorial styling - you'll be able to find a home that fits to layout and architechture you want. Free-standing homes and Townhomes range in size from 1,000 sq ft and larger. Prices range greatly - generally from the low $100s to well over $450,000.

The Villas and Casitas
Quaint charming 1 and 2 bedroom units clustered around greenbelt areas. Approximately 600 sq ft in size, many of these homes are seasonal winter properties - allowing first time visitors comfortable "try me" accomodations to rent or provide many with their intial experience in owning more than one home. Many of these properties are sold funished turn key - move in ready. Prices for these townhome condos start in the mid $50s. 

Townhomes in Casa Paloma 1 & 2 and Desert Meadows
offer affordable living in well kept neighborhoods. Built in the 1970s, many of these efficient 2BR/2BA homes have been updated with a fresh coat of paint, newer appliances and flooring. Desirable for seasonal homes, many of these townhomes are sold furnished. Some owners have elected to invest in the Green Valley real estate market now - using the townhome as a rental until their are ready to retire. Prices range from the mid to upper $80s and often sell with in a matter of days. 

Desert Meadows & Fairways offer free standing homes in established "in town" neighborhoods. You'll find classical territorial style homes with slump block construction, flat & tile roofs, mature vegetation. Many of these homes provide single or double carport parking spaces. HOA dues are remarkably low, as streets are maintained by Pima County. 

Country Estates & Country Club Estates
Centrally located and primarily free standing homes, you'll find a variety of architecture and ages of homes in these neighborhoods. Newer Custom homes blend with those built in the 1970s. Well kept public streets with meandering sidewalks. 

The Villages & Desert Creek
Located on the north end of Green Valley west of Las Canada, these homes offer valley and desert views. Homes in The Villages were built from the late 1970s and offer a community pool & recreation center. While homes in Desert Creek feature more contemporary designs and architecture. 

Esperanza Estates & Portillo Hills
Close in proximity to each other, differing in design... While Esperanza Estates offers primarily townhome living with arched entry ways, courtyards, block construction with rustic stucco finishes - nearly all homes in this neighborhood do NOT have the Green Valley Recreation deed restriction (GVR can be added for a fee) opting to use the community pool and recreation center. 

Homes in Portillo Hills offer spacious open contemporary floorplan and generous sized home parcels. Nearly "built out" some re-sale homes have enclosed RV parking garages. Priced from mid $200s. 

Las Campanas
Centrally located nearby to the Library, White Elephant and Governmental offices. Newer construction designs with stucco exteriors, tile roof, vaulted ceilings are some of the features often found in this area. Freestanding and townhomes are available in Las Campanas (the bells). New construction continues at the gated Las Campanas Village neighborhood as well as at two Monterey Built communities. 

Pueblo Estates
Green Valley's only manufactured neighborhood offers an affordable option with land and home ownership. A community recreation center with pool, club house and MANY events & activities help add to the cohesivness of this neighborhood. Home prices begin in the mid $70s. 

Desert Hills Neighborhoods
Located "on the ridge" these neighborhoods offer a selection of sizes and prices of homes for those looking for a location close to the Elks, three private and one public golf course. In this area also find the Desert Hills GVR center with heated pool/spa, ceramics studio, lapidary club, billards and wood workshop. Townhomes with carports in the low $100s offer approximately 1000 sq ft of space and up, to spacious free standing homes with captivating golf course and mountain views in the upper $100s. In this area you'll also find Desert Casitas, charming 1BR/1BA units often sold furnished - many are seasonal homes or rental investments (priced in the low $80s) 

Canoa Hills and San Ignacio Neighborhoods
Feature a combination of territorial designed - single story freestanding & townhomes, nearly all with garages and views over looking golf courses and/or the Santa Rita Mountians. Close to the Canoa Hills GVR center with heated pool/spa, fitness room, tennis & bocce ball courts and more. 

Canoa Ranch
You'll find re-sale and new homes in gated neighborhoods on the far south end of Green Valley. Homes are built on ridges with many overlooking the Canoa Hills Golf Course. New Construction continues - for Realtor representation, your first visit to the Model Center must be with your Realtor (the price you pay for your new home is the SAME with or without representation). 

Quail Creek
Nearly a community to itself, Quail Creek offers a luxury golf course resort atmosphere. Gated entry provides a sense of security for those on the go and travelling. New construction homes start in the low $200s with premiums exceeding $100K found on exceptional golf course view lots. Contemporary designed homes with stucco exteriors & tile roofs, golf cart garages are all a part of the Quail Creek living lifestyle. 

Custom Homes
Alamos, Madera Reserve, Madera Foothills & Shadows, Pasadera, The Acres and others offer large land parcels with custom and semi-custom homes. Some areas are all-ages, while others remain 55+. Land/built packages are available, email for details. 

Tucson is the county seat for Pima County. Spread throughout the desert valley and into mountain foothills, the metropolitan area extends more than 450 square miles. Rich in cultural heritage, some midtown neighborhoods in Tucson are more than a century old and designated as National Landmarks. Progressing to the outskirts of Tucson, you'll find many newer master planned neighborhoods. Strong Mexican character can be found throughout the community. The custom of relying on friends to help make a move from one place to another has been replaced by reliance on professional movers.

Professional moving companies offer a wide range of service options, including professional packing. It could cost you less if you pack your things in your own containers. However, some movers will not insure fragile items, such as dishes or glassware, if they do not pack them.

Begin your preparations for the move by calling several companies for estimates. And start early! Some companies want three-to-six weeks advance notice. Ask each company how they compute the charges, how much time they expect the move to take, and what kind of insurance coverage they offer against loss or damage. If you have to store your things temporarily, ask what arrangements can be made.

Long-distance movers may send a representative to your home for an estimate, while local companies may quote an hourly rate over the phone. Be sure to ask the same questions of each company so that when you compare bids you will be using the same criteria.
